Replacing the existing roof

The first step was carefully removing the old roof, which had served its purpose but no longer met the family’s comfort and energy efficiency needs. Taking it off allowed us to start fresh, with a robust steel structure and improved insulation.

Removing the roof also gave us the chance to reposition windows and integrate new lantern roofs, providing more natural light and a sense of space. Our team ensured the process was smooth and tidy, minimising disruption for the household, and preparing the orangery for the next stages of transformation.

Installing new r9 top light windows to provide additional height

Next, we fitted bespoke R9 top light windows. Positioned high up, these windows flood the orangery with daylight while maintaining privacy and minimising glare. The additional height create a sense of openness, with the finish complementing the traditional feel. It also makes the space feel larger and more welcoming.

Thermally efficient, these windows are double-glazed with low-emissivity coatings and argon filling, reducing heat loss and helping the family save on energy bills. Designed to work perfectly with our new roof structure, these top lights ensure the orangery remains comfortable and light, even on colder days.

Constructing the new steel roof structure

A new steel roof structure replaced the original aging framework, providing strength, durability and long-term stability. Using precision-engineered steel beams, the structure was designed to withstand heavy loads, including snow and strong winds.

This framework also allowed us to create the pitched and flat lantern roofs, giving the orangery architectural interest and generous natural light. All steel was treated for corrosion resistance, and every connection was carefully bolted or welded to meet strict building standards. The result is a solid, safe, and long-lasting roof that supports the modern upgrades while maintaining peace of mind for the homeowners.

Adding warm deck insulation

To improve thermal comfort, we installed warm deck insulation across the roof. According to the Energy Saving Trust, around a quarter of a home’s heat can be lost through an uninsulated roof. By placing insulation above the structural deck, the warm deck system stops this heat escape, keeping the orangery warmer in winter and cooler in summer.

It also reduces condensation, protects the structure, and lowers energy bills. Combined with high performance glazing, the Simpson family now enjoys a cosy, draught free space that maximises natural light without compromising comfort or style.

Fitting two pitched lantern roofs

Two pitched lantern roofs were added to the orangery, bringing character, height, and additional daylight into the room. Pitched lanterns are a traditional choice that sit above flat roof sections and are ideal for orangeries and extensions.

Our thermally broken aluminium frames and double-glazing provide excellent energy efficiency, while the minimal number of bars in the ridge ensures unobstructed views. These lantern roofs are designed to withstand snow, wind, and rain, giving the family confidence that their new space will remain safe and comfortable for years to come.

Installing two flat lantern roofs

In addition to the pitched lanterns, we added two flat lantern roofs for a more contemporary look and extra natural light. These flat rooflights sit on the roof deck, creating a modern, minimalist appearance while maximising daylight.

The thermally efficient frames, combined with multi-layer glazing, reduce heat loss and energy costs. Internal and external drainage systems prevent ponding, and bespoke sizing ensures a perfect fit. Flat lantern roofs are ideal for areas where head height is limited but light and a sense of openness are still desired.

Plastering and electrics

Once the roofing and windows were in place, our skilled team completed plastering and electrics to finish the interior. Smooth, clean plastering provides a flawless backdrop for the family’s furnishings, while the electrical work includes lighting, outlets, and any other features needed to make the orangery functional and comfortable, especially if the family planned to use the area for relaxation and wanted a television, etc.

Adjusting rainwater systems and building control approval

To complete the project, we altered the rainwater systems to accommodate the new rooflines and ensure proper drainage. This prevents leaks, protects the structure, and avoids water damage over time.

All work was completed in line with building regulations, and we obtained full building control approval, giving the homeowners peace of mind.
